Reservations

To validate a reservation, our guests must send proof of payment and the following information:

Full name

Date of birth

ID number or passport number

CPF

Address/Neighborhood/City/Zip code

Phone number

Email

Time of arrival at the property

Time of departure from the property

Names of other guests (if any);

Payment methods, reservations, rent and deposit

To reserve one of our properties through the website outside of the platforms, we require a reservation confirmation deposit of R$600 of the total rental amount. The remaining rent will be charged at check-in before entering the property.

Payment of the R$600 for the reservation can be made by bank transfer/deposit, bank slip, Paypal, or credit card.

Payment for the remaining amount of the rent + cleaning fee + security deposit must be made when signing the contract and handing over the keys.

The security deposit will be required at check-in in cash, with a value predetermined for each property at the time of booking.

In order to be able to process your payment, we always require confirmation of the transfer via email.

Your reservation will be validated as soon as the Casa Dez reservations department sends you a confirmation email.

If, for any reason beyond our management's control, the rented property is no longer available, we offer our guests the choice of a similar property or a full refund of all amounts paid.

Check-in

Check-in time: 2:00 p.m. to 10:00 p.m.

Guests are required to provide us with their license plate number, names and CPF number so that they can enter the Tiê Residencial gatehouse. Without this information, the process of checking in at the condominium gatehouse will be delayed.

Our gatehouse is open 24 hours a day, but we always ask for an estimated arrival time so that there is no confusion when the gatehouse changes shifts at 7:00 p.m.

If the guest arrives before our official check-in time of 2:00 p.m., they can wait in front of the condominium. If the apartment is available and the guest wants to be sure of the possibility of an earlier check-in, a change between 6:00 a.m. and 2:00 p.m. can be arranged for a fee of 50% of the daily rent. This amount must be paid in advance.

For check-ins between 10:00 p.m. and 6:00 a.m., the rent equivalent to the previous day must be paid.

Check-out

Check-out time: up to 11:00 a.m.

We ask that you lock the house, turn off the televisions and air conditioning when you leave. Take out the trash, and leave the keys at the condominium reception before leaving.

For check-outs after 12:00 p.m., we charge the rent equivalent to the next day. If the guest does not check out at the agreed time, after a 30-minute grace period, a fine of R$100.00 will be charged, if the guest leaves before 11:30 a.m. After 12:00 p.m., the amount charged will be the equivalent of a full day's stay.

To ensure that Casa Dez is ready and tidy for the next guests, we need the guest to leave by 11:00 a.m.

If you wish to extend your check-out, we need you to contact us in advance and confirm on the day of departure whether it will be possible to extend your stay for a longer period. If this is possible, we will pay the additional amount.

Cancellation and changes to the reservation

In the event of cancellation or no-show, the amount of the reservation deposit will not be refunded. There will be no refund of the rent or deposit if the guest decides to leave the apartment before the deadline. Changes to the reservation dates will only be permitted upon written confirmation.

Casa Dez has the right to immediately terminate the rental agreement, without any refund of amounts paid by the client, if any of the following cases occur: the total number of occupants exceeds the maximum set out on our website, disturbance of the peace of the neighborhood and/or violation of the condominium rules, organization of parties, consumption of illicit drugs, pets without our permission, failure to pay the full rent or security deposit.

If the reserved property has an internet or cable TV connection, Casa Dez assumes no responsibility for any connectivity problems or inconveniences resulting from these. These services are provided by telecommunications companies and are beyond our control. In case of problems and disturbances with the Internet connectivity or TV signal, there will be no refund of the rental payment.

Responsibilities and obligations of our guests

The guest assumes full responsibility for the property he/she has rented as well as for any items belonging to the condominium. The same applies to other residents and visitors. The guest and all occupants of the apartment and visitors must comply with the regulations of the
